Easton?
A master-planned community that spans three jurisdictions, Easton
provides a unique opportunity to meet the region’s future needs for jobs
and housing. There are three reasons for this: its size, its location near
existing development and infrastructure, and its single ownership by
GenCorp. The Easton plan seeks to create a vibrant community that offers
a range of housing, employment, commercial, recreational and transportation
options for residents in accordance with “smart growth” principles.

Where is Easton located?
Easton encompasses approximately 6,000 acres in East Sacramento County. The community
lies south of Highway 50 and stretches nearly six miles near Sunrise Boulevard
on the west to land east of Prairie City Road.

How is Easton unique from other master-planned communities?
Easton is the quintessential “smart growth” development project.
The innovative reuse of land is designed to create a mixed-use community
that offers housing diversity and employment opportunities, in addition
to the preservation of hundreds of acres of habitat and open space. Easton
will be a “pedestrian-friendly” community, meaning residents
will be able to walk to jobs, school, shopping and transportation hubs.

Will Easton be primarily residential?
Easton, as envisioned, will include a balanced mix of uses to provide for a
truly livable community. As proposed, 45 percent of the land will be devoted
to residential communities. Open space — including parks, walking
trails, oak woodlands and the Alder Creek conservation area — will
make up about 30 percent of the Easton development. The remaining land will
include office and commercial uses, schools, roads, and other community resources.

How will the fact that the lands of Easton are located in three separate
jurisdictions impact planning for the community?
There is a single vision for Easton, which is the result of unified planning
efforts undertaken to ensure that character, design and quality are continuous
throughout the five boroughs. These elements will unify Easton across three
separate jurisdictions.

How will Easton ensure the protection of critical habitats in the area?
The Easton plan will use innovative ways to preserve important habitat
resources in a manner that enhances the natural and community value of open
space corridors throughout Easton.

Is all the land suitable for the proposed use?
Yes. All of the land currently proposed for Easton has undergone rigorous
scrutiny to ensure it will meet with state, local and federal regulatory approval
for the proposed use.

What will happen to Aerojet’s operations?
The land planned for Easton is no longer needed by Aerojet for present-day
or future uses. Aerojet today employs more than 1,500 people at its Sacramento
campus and will continue to be a major employer in the region. Aerojet’s
operations are compatible with the proposed Easton community.

How will Easton address vehicle trips and traffic congestion?
Easton is designed to reduce the need for automobile trips and promote alternative
modes of transportation such as walking, biking and transit. In addition, Easton
Place, the community’s high-density urban core, will be built within
walking distance of the Light Rail station located near Hazel Avenue at Folsom
Boulevard, and major bus lines. A second Light Rail station adjacent to Easton along Folsom Boulevard between Hazel Avenue and Sunrise Boulevard
is currently in the early planning stages. With its planned network of
roads, bikeways and trails that provide connectivity between residential and
employment centers, Easton will be a true multi-modal community.

What is included in the Easton plan for improvements to the major, existing
transportation network in the region?
Utilizing Easton as a catalyst to solve regional congestion has been a major
focus in the transportation planning for Easton. GenCorp, Aerojet’s parent
company, is actively working in partnership with public agencies, as well as
other landowners and major businesses in the region, to create and support
transportation projects that will improve mobility along the entire Highway
50 Corridor. These planned roadways will accommodate the new trips generated
by Easton and other projects, and help redistribute existing trips to provide relief throughout eastern Sacramento County and western El Dorado County.
